Purpose of the Role:

This is an exciting opportunity to join our high performing Real Estate team. As our Manager, Real Estate Investments (Value Add Fund), you will oversee Value-Add projects through their life cycle in major markets across Canada and the U.S. with a focus on analysis, fund-level reporting, dispositions, and project reporting. Be part of our growing, highly collaborative, and skilled team and manage a diverse portfolio of Value-Add projects in conjunction with our joint-venture partners.

This role is based in Vancouver at our downtown Real Estate office.

Core Responsibilities:

  • Manage and oversee the full life cycle of projects in the value-add fund across various asset classes including industrial, multi-family, and office, monitoring financial performance, liaising with partners and service providers, analyzing potential outcomes, and supporting project marketing, leasing, and dispositions.
  • Conduct detailed cash flow modelling and development proformas, research market data, trends, and comparable transactions.
  • Manage project level reporting and support fund level reporting.
  • Review co-owner agreements, development management agreements and construction management agreements, development proformas, job cost reports and cash flows.
  • Support the Value-Add team with all aspects of fund management, including pro forma review, sales tracking, disposition, and leasing analysis, as required.
  • Manage internal reporting requirements for dashboards, slide decks, presentations, and deal structure summaries.
  • Collaborate and liaise with internal and external stakeholders including the Real Estate Investment and Finance teams, Fund Accounting, leasing, and debt departments, along with partners, tenants, and brokerage community.
  • Work on cross-functional SWOT teams in partnership with the Development and Construction, Investments, Debt and Finance teams to execute on projects.
  • Assist with insurance and appraisals for the Value-Add portfolio.

Required Skills & Qualifications:

  • 5+ years of experience in the commercial real estate industry with exposure to a combination of industrial, office and multifamily properties in a fiduciary capacity.
  • Completion of a Degree or Diploma in Business Administration, Real Estate, or related discipline.
  • Has strong personal, presence and leadership skills working with partners, able to effectively represent Nicola Wealth with partners and developers.
  • A team player, you are collaborative with the capability to influence and build highly effective working relationships across multiple organizational levels, peers, and partners.
  • Very strong financial and analysis skills with specific strength in financial modelling and valuations
  • Strong analytical software applications skills (MS Word, Excel, PowerPoint, and Argus); experience with SharePoint and Yardi a plus.
  • Excellent organizational, attention to detail and time management skills.
  • Proven ability to think critically and problem solve proactively and effectively.
  • Some travel is required. Must have a valid driver’s license and access to a vehicle.
  • Must be legally eligible to work in Canada.

Compensation & Benefits Package:

This position comes with a base salary range of $110,000 - $140,000 plus a competitive performance bonus, RRSP contribution and participation in our profit-sharing program. Base salary will be commensurate with experience, skills and qualifications.
